Terms of Service
We help arrange property reports, certificates and inspection services. Requirements can vary by property type, tenancy, location and regulation. The information on this website is general guidance and should not be treated as legal advice.
01 — Service Scope
Check-a-Property arranges property reports, certificates, inspections and specialist property services. Services are carried out by qualified contractors assigned through our platform. Reports are reviewed before release. Our services are based on visual assessment and do not constitute structural engineering evaluations or legal opinions.
02 — Booking and Payment
All bookings are made through our website. Payment is required at the time of booking via our secure payment provider (Stripe). Prices are displayed in pounds sterling and include VAT unless stated otherwise. Specialist services may require a quote before payment. We reserve the right to modify pricing with reasonable notice.
03 — Cancellation and Rescheduling
Cancellations made at least 48 hours before the scheduled appointment are eligible for a full refund. Cancellations made between 24 and 48 hours before the appointment receive a 50% refund. Cancellations made within 24 hours of the scheduled appointment are non-refundable. Rescheduling is free of charge if requested at least 48 hours in advance, subject to slot availability. 04 — Consumer Rights
Under the Consumer Rights Act 2015, you have statutory rights regarding the quality of services. Services must be performed with reasonable care and skill. If a service does not conform, you may be entitled to a repeat performance or a price reduction. Nothing in these terms affects your statutory rights.
05 — Cooling-Off Period
Under the Consumer Contracts (Information, Cancellation and Extra Charges) Regulations 2013, you have a 14-day cooling-off period from the date of booking to cancel for a full refund. If you request that services begin within the cooling-off period, you may be charged for services already performed. This right does not apply once services have been fully performed.
06 — VAT
All prices shown on the website include VAT at the prevailing rate unless explicitly stated otherwise. VAT invoices are available from your account after payment.
07 — Intellectual Property
All content, reports, photographs, branding, and materials produced by Check-a-Property are the intellectual property of the company. Reports are licensed for personal use by the commissioning customer. Redistribution, resale, or public sharing of reports without written consent is prohibited.
08 — Data Protection
Your personal data is processed in accordance with our Privacy Policy and UK GDPR. By using our services, you acknowledge that we will process your personal data as described in our Privacy Policy.
09 — Limitation of Liability
Check-a-Property's liability is limited to the fee paid for the specific service in question. We are not liable for any indirect, incidental, or consequential damages arising from the use of our services or reliance on our reports. Our inspections are visual in nature and may not detect concealed defects.
10 — Force Majeure
We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from circumstances beyond our reasonable control, including but not limited to severe weather, pandemic, government restrictions, or failure of third-party services.
11 — Changes to Terms
We may update these terms from time to time. Material changes will be notified via email or a prominent notice on our website. Continued use of our services after changes constitutes acceptance.
12 — Complaints Procedure
If you are dissatisfied with our services, please contact us at complaints@checkaproperty.co.uk. We will acknowledge your complaint within 2 working days and aim to resolve it within 14 working days. If we cannot resolve the matter, you may refer it to an alternative dispute resolution (ADR) provider or the courts.
13 — Governing Law
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or related to these terms shall be subject to the courts of England and Wales.
14 — Severability
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
15 — Entire Agreement
These terms, together with our Privacy Policy, Cookie Policy, and Refund Policy, constitute the entire agreement between you and Check-a-Property Ltd regarding the use of our services.
